TYPES
There are several types of properties designated by the City of Waterloo recognized as student rental properties. In Waterloo a maximum of three people unrelated to the owner are permitted to live in the dwelling, anything above that must meet the city's zoning, fire code, building, parking, and electrical requirements. Properties with more than three tenants are called licensed lodging houses and there are two types with different requirements for each.
One applies to single-detached dwellings and the other to semi's, townhouses, or any other attached unit. A property can also have an 'accessory apartment' which creates a 2nd unit in the dwelling, allowing a total of six tenants. FACTORS AFFECTING VALUE
As with all real estate the most important factor is location. The closer you are to the universities, the higher the rent and the easier it is to rent. The type of property, condition, zoning, income, current tenants, and (it's worth mentioning twice) location, all affect value.
